Privacy policy
How your personal information is handled, and what you can ask me to do with it.
This policy explains how I collect, use, disclose and protect personal information. It is written to meet British Columbia's Personal Information Protection Act (PIPA), which governs private-sector organizations in BC.

What I collect, and why
To arrange a mortgage I collect the information a lender needs to assess an application. That typically includes your name and contact details, identification, employment and income information, details of your assets and debts, credit information, and information about the property. I collect it directly from you, and with your consent from third parties such as credit reporting agencies, your employer, lenders and appraisers.
If you only use the contact form on this site, I collect just your name, contact details and whatever you choose to tell me. Please don't send your SIN, account numbers or full financial details through the website form — those belong in the secure application.
Consent
I ask for your consent at or before the point of collection, and I explain what the information will be used for. You can withdraw consent at any time by contacting me, subject to legal and contractual limits — though withdrawing consent may mean I can no longer arrange a mortgage for you.
Consent to receive commercial email is separate and optional. Every commercial message I send includes an unsubscribe link that works for at least 60 days, as required by Canada's Anti-Spam Legislation.
Who your information is shared with
To do the job, information is shared with the lenders being approached on your behalf, mortgage default insurers where applicable, appraisers, your lawyer or notary, and my brokerage for compliance and file review. It may also be disclosed where required by law, including to the BC Financial Services Authority and under federal anti-money-laundering legislation.
I do not sell your personal information, and I do not share it for anyone else's marketing.
Where it is stored
Files and correspondence are stored using service providers that may process or store data outside British Columbia, including outside Canada. Where that happens, information may be accessible to the courts and authorities of that jurisdiction. Lenders that are federally regulated banks are subject to federal privacy law.
How long it is kept
Records are retained for the period required by BC mortgage broker legislation and by anti-money-laundering rules, and then securely destroyed, erased or anonymized when no longer needed for the purpose collected or for a related legal or business purpose.
Safeguards
Reasonable physical, organizational and technical measures protect your information against unauthorized access, collection, use, disclosure and disposal. This website is served over HTTPS.
This website
This site uses privacy-friendly analytics that do not set cookies or track you across sites. Form submissions are processed by a third-party form service and delivered to my email. Links to other websites open in a new tab; those sites have their own privacy policies.
Your rights
You may ask for access to the personal information I hold about you, ask for corrections, ask how it has been used and to whom it has been disclosed, and withdraw consent. Write to me at udai@kahlonmortgages.com and I will respond within the time PIPA allows.
If you are not satisfied with my response, you can contact the Office of the Information and Privacy Commissioner for British Columbia.

This policy may be updated from time to time. The date at the foot of this page shows when it was last reviewed.
