Penticton files tend to look different from Kelowna files, and the difference is usually income rather than property. The South Okanagan economy leans hard on things that don't produce a tidy T4 — orchards and vineyards, tourism and hospitality, trades that are flat out from April to October and quiet through the winter, and a large number of people who are semi-retired and drawing from several sources at once. Lenders vary enormously in how they read that, and picking the wrong one is how a perfectly good application ends up declined.
If your income is seasonal or self-employed, the useful thing is to get the documents in front of me early. Two years of T1 Generals and the notices of assessment usually tell me within a few minutes which lenders will treat your income the way you'd want it treated. Property types worth flagging early
A few things come up here more than they do further north. Acreage — anything with real land attached, particularly a working orchard or a small vineyard — narrows the lender list quickly, and some lenders will only value a portion of the land. Properties on wells and septic outside the city boundary do the same. So does anything with a genuine agricultural component, because at some point a lender stops treating it as a home with land and starts treating it as a commercial file.
Recreational and second properties around Skaha and Okanagan Lake are common, and they qualify differently from a principal residence: the down payment minimum is higher and the lender list is shorter, especially for anything that isn't winterised or year-round accessible.
Retiring here, or already retired
Penticton draws a lot of people at or near retirement, and that raises questions a salaried buyer never has to think about — qualifying on pension and investment income, carrying a mortgage past 65, or accessing equity without taking on a payment. That last one is what a reverse mortgage is for, though it's often not the cheapest way to get there and it's worth comparing against a straightforward refinance or a HELOC before deciding.
