My office is on Harvey Avenue, and Kelowna is where most of my files are. Purchases, renewals, refinances and self-employed applications.
I've built my practice here, and knowing the local market matters more than people expect. Kelowna has a wide spread of property types — older homes in Rutland and Glenmore, newer builds in the Upper Mission, strata units downtown, acreage out toward East Kelowna — and lenders don't treat them all the same way. A home with a legal suite, a property on a well, an older strata with a special levy coming: each of those changes which lender is the right one to approach.
The same goes for what the city allows. Kelowna's rules on secondary suites and carriage houses affect both what a property is worth and how a lender reads the rental income. If you're buying with a suite in mind, that's worth a conversation before you write an offer rather than after.
